A. The registered capital of Tritip Property Group is Baht. 40,000,000.00 for this particular project.
Q. Who is Tritip Property Group Co., Ltd.?
A. Tritip Property Group Company is owned by Mr. Daran Yaowaratana and Mrs. Pornthip Thanasrivahichai. They are respectable property developers from Bangkok . They have been in the construction business for the last 20 years.
Q. What is the title and status of the land?
A. The land is Chanote titled and is owned by Tritip Property Group Company, a Thai registered company.
The Land on which the houses are being developed will be transferred to the owners once the full payment has been made.
Q. Can I own freehold rights?
A. Foreign Nationals cannot own freehold land under current Thai law unless it is under a condominium license. This situation may be subject to change or amendment in the future, but this is unlikely in the short term. A Foreign National can however own a Thai Company and be the only Director of the company. This Thai Company in turn can buy the land and own a freehold. In addition to the above, the house built on the land can be in the name of the foreign national. Another safeguard is for the foreign national to lease the land from his company for 30 years, which is the longest term permissible under Thai Law. However, an additional two 30 year prepaid extensions can be included in the contract. The initial lease can be registered with the Lands Department and noted on the land title deeds. Thus, fully protecting oneself under Thai Law.
Q. How would I go about having my house designed and built?
A. The developers have designed 3 Type of houses reflecting the best aspects of tropical living. These designs are available to you at no extra cost. If you however wish to make a few changes, our contractors will provide quotations and construction services to fit out your houses to the highest standard and most competitive prices. We do not permit designs by independent architects as we have site and design guidelines that are set out to ensure that the Hua Hin Horizon is harmoniously developed. Within these guidelines, your neighbor's views and privacy are respected.
Q. What estate Management will be provided and what will it cost?
A. The Management will provide maintenance for communal areas and recreating facilities on the estate. This will include maintaining and cleaning the swimming pool, streetlights, children's park, security-guard service and garbage disposal among other things.
The cost will be calculated on a monthly fee covering all communal expenses. The cost of this will be Baht. 10.00 per sq. wah ( 4 sq.meters ) of your plot. This fee has to be paid in advance for 2 years and then every two years after that. This fee does not cover the upkeep of your house or your private garden inside your fence. If you wish to have resident or visiting staff ( house-maids or gardeners ) the monthly wages are not high.
Q. Can I rent out my house?
A. Yes. Since Brittle Star Co., Ltd. own 9 resorts in Hua Hin and a travel company called Brittle Star Tours, we will be more than happy to help rent your house out. There is a considerable demand for rental houses in Hua Hin. This market demand has hardly been tapped and returns could be very attractive to owners.
